As part of WSP SELLS ongoing work associated with this more than 4,000 acre development we are creating a Master Stormwater Management Plan including completion of a detailed Environmental Inventory. Specific elements include the design and permitting of the rehabilitation of a dam serving as the control outfall structure for an existing BMP and the design and permitting of a marina on the York River.
The Plan includes significant elements of Low Impact Development (LID) and also must comply with stringent requirements established by the Chesapeake Bay Preservation Board. Areas of wetlands, 100’ wide stream buffers, existence of A&B type soils, and large areas of steep slopes present unique design constraints. Placement of BMPs relative to defined Resource Protection Areas and existing natural channels presents a design challenge.
The services also include the development of erosion and sediment control plans. We are developing a custom Stormwater Inventory database and will provide baseline details for all stormwater treatment devices. It will incorporate programs to track operations and maintenance procedures.
A highlight of the development will be the LID Educational Center at the main amenity center which will include multiple working applications of LID and provide educational material to encourage residents to take a proactive approach to enhancing the overall stormwater management program within Stonehouse. Overall, the site is expected to be served by approximately 280 individual stormwater management devices through a mix of traditional and innovative systems.
