WSP SELLS was retained for the site design of a mixed-use commercial/residential development. The existing site included a 60” stormwater main that bisected the property. In order to maximize parking and building space the utility required relocation to a different location within the project limits. After passing through the site, the utility intersected an existing public road that was in use by adjacent landowners. Maintenance of existing flow through the utility and existing traffic on the public roadway was facilitated through detailed construction and phasing plans.
The site consisted of 8.9 acres at 65 % impervious. In order to maximize parking and building space very little area remained for stormwater quality control. Options were explored including small constructed wetlands and bioretention areas. The final plan incorporated the use of sand filters and small bioretention cells.
